The established Bloemfontein suburbs are full of concrete tile roofs laid between the 1960s and 1990s. The tiles themselves usually have life left in them — but the surface coating burned off years ago under highveld UV, the mortar ridge capping has cracked with thermal movement and hail, and decades of storms have shifted and broken individual tiles.
A restored tile roof is transformed in both protection and appearance. Restoration starts with repair, not paint: broken tiles replaced, slipped tiles re-seated, valleys cleared and checked, and the failed mortar ridges addressed properly.
Ridges are where Bloemfontein tile roofs leak first. Rigid mortar cannot survive hail strikes and daily thermal cycling — it cracks, water enters at the apex, and runs down the underlayment until it finds a hole. We rebuild the ridge properly: loose cement raked out, gaps re-bedded with Posi Screed, and the whole ridge sealed under embedded RidgeSeal reinforcement and three coats of HydroSeal HF.
The SealPro systems we use
- RidgeSeal system — loose cement raked out, ridge bedding re-built with Posi Screed, primed with Penetrar, then three RidgeSeal reinforcement strips per ridge tile embedded in HydroSeal HF and sealed under three coats.
- Penetrar + roof paint — porous tiles primed with Penetrar, then recoated with the closest-matching standard roof paint so the renewed ridges and the rest of the roof read as one colour.
- HydroSeal HF + StretchSeal detailing — reinforced sealing at valleys, flashings and penetrations, embedded in HydroSeal HF liquid rubber.

Common questions
My ridge mortar cracked again a year after it was redone. Why?
Because re-pointing alone re-uses the failure mode: rigid cement over a moving roof. The RidgeSeal system re-beds the gaps with Posi Screed and then seals the whole ridge under reinforced HydroSeal HF membrane — three embedded strips per ridge tile — so the seal no longer depends on rigid cement staying intact.
Can hail-damaged tiles be repaired or must the roof be replaced?
Individual cracked tiles are replaced, not repaired. Wholesale replacement is rarely needed — most hail damage concentrates on ridges and a percentage of tiles, which restoration addresses at a fraction of re-roofing cost.
What colour options are there for the recoat?
We recoat with the closest-matching standard roof paint — established terracotta, charcoal and green ranges are available — and for estates we match the HOA's approved scheme and provide the documentation trustees need.
