Painting an occupied complex or commercial property is a coordination project as much as a coatings project. Residents need access, businesses need to trade, bodies corporate need documented decisions, and the work must move through the property in planned phases rather than descending on everyone at once.

BloemGuard runs estate and commercial projects the way trustees need them run: a defined scope agreed up front, work phased by block, floor or unit, named contacts and communication points, and a documented close-out at the end of each phase.

The coatings side follows the same system discipline as our residential work: SealPro exterior systems specified for each surface, preparation that deals with cracks and damp before paint, and colour schemes matched to the approved palette with samples applied on the actual walls for sign-off.

  • Weather & Wall — the exterior wall system, specified per surface, over HydroSeal HF waterproofing priming where the walls need it.
  • DampEnd — remedial tanking where ground-floor or retaining walls need it.
  • Purple Prime + HydroSeal HF — the metal system for carport roofs, gates and steelwork within the property.
  • GripGuard + Clear Coat P2UD — the non-slip floor system for walkways, ramps and pool surrounds, sealed under a UV-resistant clear coat.

How do you minimise disruption for residents?

Phasing and communication. Work moves through the property in agreed blocks with notice before each phase, defined working hours, protected access routes and daily cleanup — residents always know what is happening next.

What documentation do trustees receive?

A defined scope and phased programme before work starts, progress confirmation per phase, and close-out documentation at the end — what was done, with what systems, where.

Can you handle waterproofing and painting in one project?

Yes, and it is usually the right call — roofs, slabs and walls share the same access equipment and phasing, so combining them costs less than two separate projects.
