Metal Roof Waterproofing: From Failing Coating to Factory-Fresh Finish

Metal Roof Sheeting Maintenance & Painting — installed as a complete SealPro system by BloemGuard.

Metal Roof Waterproofing in Bayswater — completed project

Corrugated metal roofs hold up well for years, but the factory coating doesn't last forever. Once sun, hail and seasonal rain start breaking it down, blistering paint and creeping rust can turn a roof that still looks sound into one that's quietly letting water in. This case study walks through a typical metal roof maintenance and repaint job, the kind of work homes around Bayswater, Bloemfontein regularly need on older sheeting.

The problem: a failing coating and creeping rust

On this roof, years of weathering had broken down the original paint system. Across large sections of sheeting, the old coating had blistered and lifted, and in the worst spots it had flaked away completely to expose bare, oxidising steel. Once metal is exposed like that, rust spreads quickly, working its way under the surrounding paint and along the overlaps and screw lines where water tends to collect. Left untreated, this kind of corrosion eats into the sheeting itself and eventually leads to leaks. The roof needed more than a quick repaint — it needed proper preparation and a coating system built to seal the vulnerable points and stop the rust for good.

The solution

An approved SealPro applicator carried out a full metal-roof coating programme, working through a proven sequence from start to finish:

  1. Deep clean. The full roof area was high-pressure washed to strip off loose paint, dirt and chalking, then degreased so the new system could bond to a sound surface.
  2. Rust treatment. Every rusted section was treated with a rust converter to neutralise corrosion and stabilise the bare metal before coating began.
  3. Priming. The prepared sheeting was primed with a specialist metal primer to lock down the surface and give the topcoats maximum adhesion.
  4. Sealing the weak points. Overlaps, joints and screw lines — the places metal roofs almost always start leaking — were reinforced with a flexible waterproofing membrane and every fastener sealed so water can no longer track underneath.
  5. Two protective topcoats. Finally, two full coats of a high-quality roof paint were applied across the entire roof for an even, hard-wearing, weatherproof finish.

The result: a protected roof that looks brand new

The transformation is dramatic. The tired, rust-streaked sheeting is gone, replaced by a clean, uniform coating that looks factory-fresh from every angle. More importantly, the metal underneath is now sealed against the weather, the rust has been stopped in its tracks, and every vulnerable joint and screw line is watertight. The result is a roof that not only lifts the look of the property but stays protected against corrosion and leaks for years to come.

Whether your roof sheeting is fading, flaking or starting to rust, the same care and coating system can bring it back to life.
