Roof painting in Bloemfontein: why the prep is worth more than the paint
Two roofs painted the same month can look ten years apart within three summers. The difference is never the paint.

Drive any street in Fichardt Park or Universitas and you can spot them: roofs painted within a year or two of each other where one still looks freshly done and the other is already fading, streaking and lifting. The difference is almost never the paint in the tin. It is everything that happened — or did not happen — before the paint came out.
Why quick over-coats fail fast here
Concrete roof tiles lose their factory surface after a couple of decades of highveld UV. What is left is porous, chalky and often carrying decades of dust and lichen. Paint rolled straight onto that surface bonds to the chalk, not the tile — and chalk lets go. Add Bloemfontein's thermal cycling and the coat that looked perfect in month one starts shedding by season three.
What restoration actually includes
A tile roof restoration is a sequence, and the paint is the last step of it, not the first:
- Repair first — cracked and slipped tiles replaced and re-seated, valleys cleared and checked.
- Ridges rebuilt — loose bedding raked out, gaps re-bedded with Posi Screed, and the ridge line sealed under embedded RidgeSeal reinforcement with three coats of HydroSeal HF. On roofs older than twenty years this is where the leaks are.
- High-pressure cleaning — chalk, dust and growth off, down to a sound surface.
- Penetrar primer — penetrates and binds the porous tile so the coating bonds to tile, not chalk.
- Roof paint — the closest-matching standard roof paint in your colour, applied to coverage, restoring both protection and street presence.
Skip any step and you shorten the life of every step after it. That is why two “roof paints” at very different prices are usually not the same product at all — one is a coat of paint, the other is a system.
Colour, estates and paperwork
We recoat with the closest-matching standard roof paint, so moving from faded terracotta to charcoal — or back to rich terracotta — is a standard choice. For estate homes we match the HOA's approved scheme, apply samples on the actual roof for sign-off, and provide the documentation trustees expect.
Thinking about painting your roof this season? Have it inspected first — the quote should tell you what your roof needs, not just what colour it will be. Call BloemGuard on 072 933 0162 for a free inspection.
